I don't normally write reviews, but I felt I had to in this case. The price is the ONLY thing recommending this hotel. Otherwise, it's awful.
1. Showers: Cold.
2. Heat: Didn't work.
3. Breakfast: Not fully cooked, and available only between 7:30 and 9.
4. Wifi is NOT free.
I can handle lots of things, and I'm not picky, but a room should provide heat and warm showers. This place did neither.

Worst b&b i have ever stayed in. Covered in bruises thanks to the springs sticking out of the mattress. Cold room, cold shower. Mould in the toiletry pumps. Dirty rooms, "cleaner" thinks spraying fabreeze around is cleaning. Receptionist was snotty and refused to do anything about the issues. I left a review on fb..... they have blocked me...... stay elsewhere and avoid this s**t hole.

Stayed at Edinburgh house 8th to 10th December 2017.
In short , note to self , must pay a bit more to get constant hot water , double glazing and a stain free carpet . Otherwise good and only a 10- 15 minute walk to the city centre.
Loads of nice places to eat and drink nearby.
The powers that be in Edinburgh really need to get their act together and do what it takes to help the many homeless people there. I have never seen so many in all the cities I have stayed in and in temperatures of several degrees below zero,

Positive: Very friendly and helpful receptionist (from Sardinia). Good location, not far from City centre and on bus route. Number 11 bus route with regular service. One of the cheapest hotels we found close to city centre. Beds comfortable, bedroom and shower room clean but rather small. We booked a twin room and our room had one single and one double bed with not much room to move around..
Negative: The hotel is very shabby and badly in need of refurbishment. Shabby carpet and paintwork. Down-market from a Youth Hostel, but ok as a place to lay your head for one night.

I stayed here for a couple of nights with a friend, staff were unfriendly, staff weren't happy when visitors asked if the heating could go on ! Rooms were very basic and beds uncomfortable, weren't able to lock door from inside at night , would never stay here again. Paid extra for breakfast which was just toast and cereal , Wifi was only available if you paid daily .
