Let's start with the obvious stuff before we get to the lies and the threats from the owner.
First of all it is not easy define, down a clutter passageway behind massage parlours. you will get the impression the rooms are also available for short term use.
There is no lobby, and access to the apartments is through what appears to be a rather insecure fob system.
Per the offer they say there is an elevator available. What they do not say is there is an elevator in the building but it will not necessarily get you to your room. And they claim that they offer a Select Number beds is completely false as the mattress was old and barely comfortable and definitely not adjustable by a select number.
The rooms appear relatively clean and well kept, but all it takes is one spider skittering around the bed at night to keep you from getting any sleep.
There is no obvious way to control the temperature in the room. And after 20 minutes of searching for a way to warm up the cold room in this relatively small apartment, I gave up.
So that is all the basic stuff when it comes to a mid budget rental.
What makes this place a deal killer is the management. While I was in route from Romania about noon I received a call that did not complete and then a text from the hotel asking if I would check in that day. Once I got to a station where my phone had reception I called back and said I was on a train that will arrive at 9:30 and I would be there after that.
Due to a long delay at the border the train actually arrived at 10 p.m. Almost as soon as I got off the train I was called by them to ask my status. I said I had just gotten off the train and was on my way.
The owner acmknowledged that then told me there would be a â¬30 with a late check in after 10 pm fee. I did not respond to that statement because there was nothing about that in the rental agreement, and I figured it would be resolved when I arrived.
Once I finally got to the room with the assistance of someone to help me up the steps, he asked for the â¬30 and I said that was not in the agreement He called the owner who proceeded to yell at me, said I was ruining his Christmas, said it was not about the money and he was far richer than I, claimed I dis not read the agreement like everybody else, and if I did not pay the late check-in fee he would lock me out of the room and I would have to pay to get my stuff. In the same statement he said he would send somebody to collect the money from me so have it ready.
Now the part about locking me out of my room was definitely a threat, the part about sending somebody to collect it sounded like a threat but might have just a contextual cultural misunderstanding. From the tone of his voice though I am pretty certain he was trying to scare me instead of making me laugh.
The next morning his man arrived to collect the money, I said it was nowhere in the contract I had agreed to so no. The guy pulls out some printed documents of their online rental agreement where it says there is a late fee in additional options. Since when is a late fee and additional option? I am going to suspect that it was added in after the conversation ended the night before.
Needless to say I left that morning. I called Travelocity about the issue, they spoke with him and said he claimed he had never threatened me, of course he would say that, and that I had called him and said I would definitely be there by 10 p.m., not that I had called them back and said the train was arriving at 9:30.
When I checked into the new location a few hours later, I was informed this is apparently not an unknown situation with this location.
So to wrap, make sure you check in early, don't mind the bugs, the cold rooms, or the potential short term renter renters just getting a massage, and try to avoid any conversations with the owner.
I am sure it is obvious by now, but I would give this place a negative rating if I could.
To note, I end up in a cheaper better place for the remainder of my stay. So I guess in some ways I should be thankful for the threats as I would have tolerated the rest.

The place was OK, nothing special. It had two rooms, a kitchen and a bathroom. The ceilings are really high and the electric installation is from a different century, very old. The beds weren't even beds, they were sofa beds and not very comfortable, at least I wouldn't recommend it for more than 2 nights. I have to say that Valeria was really helpful and nice. And the location is excellent!
Cancelled pre-paid reservation apon arrival

I was booked to stay in the Ferenciek tere Apartments in Budapest of for 2 nights. When I arrived I could not find the apartments using Google Maps on my smartphone. The street name of the property did not match the actual street names and Google Maps appeared to be taking me in circles. I then called the property and they told me that a lady would pick me up.
They did not turn up and after another call 10 minutes later, they confirmed they would collect me. After another 15 minutes I received a text from the property telling me they had cancelled my booking and that I should find another hotel. They said they would refund me. However, at this stage it was 19.30 in the evening and dark and I had no hotel booking.
I ended up paying double to stay at another hotel and Hotels.com were next to useless.

Is all I can say is do not hit book! Wow! This was a scam if there ever was one. We were so excited to get into Budapest and start seeing the city. First stop, drop off luggage at what was supposed to be our apartment. We received texts with an address that was different than what was listed on hotels.com but we went anyway. We get there and a lady named Barafat shows up and let's us in. We carry our luggage up 3 flights of stairs past garbage cans and into an apartment with hanging dingy towels and an old futon with a piece of foam for a bed. ( listed as Select comfort mattress). The toilet could literally not be opened and leaking air conditioner. Do Not book this place!!! Took 2 hrs of our day to cancel and the lady (apt Mgr) Barafat would not answer our calls or texts. Total Scam!!!! If we could rate a negative I would give a -10!

Unfortunately things were not as expected or presented and we faced serious difficulties in our arrival to Budapest on May 26th. We found this a complete SCAM. First, we arrived at the advised location, to find nobody. After a few phone calls we were sent to a different location, not what we had booked. The place was in a dark, hidden alley that felt unsafe and not acceptable. The "building" was dark, old and very neglected. A maze of hidden narrow hallways and stairs, with garbage throughout.
The official address shown at our reservation was 11 Ferenciek tere, but we were sent a few blocks away. All that took us nearly two hours of walking and waiting around the streets hauling our luggages. The place looked increasingly like a scam, with perhaps multiple locations, with differing conditions. In our reservation we had a picture of the bedroom; but the room we saw was much smaller, and in a much more neglected condition.
After seeing the horrific place, climbing up to the 5th story (see picture) we indicated that the facilities were unacceptable, not the 3.5 star rating claimed.The lady who took us to the place communicated with the owner on the phone, who replied that they would cancel our reservation without cost.
With that, we left the place, trying to find a new place to stay ( not an easy job at this time of the year and with such a short notice). We are very upset, but eventually were able to get one night hotel at a good distance from where we were. The next day had to move again and later on again to a different location. We were up in the air for the rest of our time in Budapest. All this costed us stress, aggravation and a lot of additional costs.
We contacted Expedia Canada the next day with a direct message but got no reply; with the multiple moves found it very difficult to reach Canada, as there were no ready internet connections except for the hotels. Later tried to reach Expedia again on multiple occasions upon our return to Victoria. They indicated that they would contact the owner, who was to cancel the stay; however, the owner reneged and refused to refund any money. We also tried to work with Expedia who also refused to refund us any money even tough the Manager confirmed that they had "Red flagged" these apartments.
