Friendly staff, quiet, secure, clean and very spacious room.
Not a good view in the room we stayed in, not much character to the place, but that's to be expected at the price. And the staff are friendly so it doesn't feel 'soulless'.
Absolutely fine as a place to crash for the night, for business visitors etc.
I'd stay again, but I'd look elsewhere and spend a bit more if I want a romantic break.

We were a group of 6 people who stayed here last year for 2nights. the kitchen was well equipped and the rooms were clean. there are restaurants close by and markets are at walkable distance. had relied exclusively on online reviews as it was a first time visit but was very happy with our stay here. initially we were having a problem with the cook top but that was attended to immediately.there is a small grocery store close by too. Highly recommended!

We were going to see Miss Saigon in Edinburgh and stayed in the hotel rather than travel home late at night. The apartment was clean, very well equipped and quiet, despite being near to the city centre. Check in staff were well presented and helpful. The value for money was excellent. I would have no hesitation in recommending the hotel.

We spent a week at the Holyrood ApartHotel over Christmas 2017. We were travelling with two adult children, so we had a two bedroom, two bathroom, apartment.
This is a terrific hotel all round. It's well located, in a quiet nook adjacent to the Royal Mile and the rooms are spacious, modern, comfortable, quiet and very clean. The furnishings are very nice, there is an array of electronic entertainment devices and the kitchen is well equipped. The daily servicing is very thorough and one day we were present when our room was serviced and were impressed by the way the young man went about his work.
The only downside is the single beds in both rooms, which when you're tall and not used to sleeping in one, wasn't the best sleeping condition. Nevertheless, a minor complaint, because overall we really couldn't have asked for more!
The staff were genteel and helpful (just like the wonderful city they live in). We had a problem with our room on arrival and they couldn't have been more attentive in resolving the issue for us.
Five minutes in one direction is Holyrood Palace and the Scottish Parliament, and fifteen minutes in the other direction to the top of the Royal Mile and Edinburgh Castle. It's ten minutes walk from Waverley Railway Station and there's a bus stop for the airport right outside.
There are many wonderful cafes, pubs and restaurants in the immediate area, let alone further along the Royal Mile, and at the rear there is a small Tesco supermarket.
We loved our week in Edinburgh and this terrific hotel played a big part in that experience.

My husband and I spent 3 nights here for our joint birthday visit/holiday. Perfect location and aptâs were clean and well presented with everything you need apart from obv milk and food. They even provide washing powder for the washer dryer. The only negative to the room was the bed. It was two singles joined and if your like my husband and I where we like to cuddle when sleeping it was not comfortable as the gap between the mattresses got bigger as the night went on so by morning wasnât comfortable at all. Hopefully next time they may have an apt where this wonât be a problem as we would stay again
