Hotel located in very good place, where you can have really excellent stay after intensive tour around the city. There are green area, fresh air, and it is really calm zone.
Room was really clean, linen and bathroom as well. Hot water, kettle made our stay very comfortable. We took breakfast buffet, and it was really good, even for me, as I can't eat much Indian spicy dishes. We stayed only one day in Jaipur. If I come back, surely I'll stay in this hotel again. Stuff was very friendly, helpful.
I recommend this hotel for everyone.

I stayed in Jai Niwas for 60 days. It is a wonderful hotel. It is a small family run hotel and restaurant. The suites were excellent. Very clean and tastefully decorated. The staff are amazing. I always felt very at home. I traveled to Jaipur as a solo woman, and I felt very safe and secure. All in all, the best lodgings in Jaipur. I will be going back in April. Jai Niwas made my vacation perfect.
Could Not Be Faulted but be Aware Work is Ongoing

Jai Niwas got everything right from the get go and at a very reasonable price.
Location ideal for exploration, Hotel is very clean and the gardens lovely, as well as being very quiet and peaceful and set back from the road by some distance.
The small on-site restaurant is cheap and serves simple food well and hot water was plentiful and didnât have to do the normal requests for towels, loo roll and soap as all was in place already.
The only word of caution I would offer on this excellent hotel is that it is under going extensive work. It didnât affect us one bit but there is no doubt it is worthwhile asking about status of works before you book
Hotel closed but handled our booking well

We had 4 nights booked at the Jai Niwas at the end of October and contacted them to arrange a hotel pick up. Oddly they didn't tell us that the hotel was actually closed and we only found out once we got there. They told us calmly that they didn't have any rooms because of the construction work and said they would send us to their nearby sister hotel - which was normally more expensive - and would give us a room there at no extra cost.
When things like this happen a hotel can really screw up or can make the best of it. We had really been looking forward to staying there but it was clear there was nothing to be done about it, and we were really happy with the Arya Niwas where we were sent.
Peaceful stay in Jaipur.

Hotel was undergoing some construction (looks like they are adding another floor) at the time of our stay, so a little less cute from the outside than the pictures.
Pros:
- Big room with good storage (shelves and a cupboard).
- Quiet location, a short walk to MI Road/main shopping area. Like many places, no real sidewalks, so takes a little bravery.
- Hotel restaurant had long hours and decent variety of food. Serves a breakfast buffet with a small, but decent selection.
- Bathroom had warm water, although it was metallic smelling.
- Good number of power outlets.
- We got a copy of the India Times every morning.
Cons:
- Limited bathroom counter space.
- Thin walls, you could definitely hear the next room, and the next room's water.
- AC worked, but it was a little mildewy smelling.
