The hotel couldn't be more convenient! It's a 25ft walk from where they airport bus drops it picks you up. The hotel is a little older but great. The location is also super convenient to trains, subway and tons of shopping and restaurants.
I highly recommend this hotel!

Wrong rooms, wrong bookings, Run down
I arrived in the hotel January 16, 2018 9:30pm with 3 bookings (2 twin rooms and 1 single). I go to the check-in counter handing them my passport and hoping to pay for the 2 other rooms we had booked so my engineers can check-in when they arrive. The first thing they tell me is that there is no booking under my name. I was shocked, so I told the front desk officer that I would make a call. 5 minutes upon making some calls, the same front desk officer tells me he found my booking, so I brushed it off. Upon checking me in, I told him that I would like to pay for the 2 other rooms. I give him the names of the guests and he says, "there is only 1 other room booked here." I ask him twice, can you please check again. I know there should me 3 rooms. He says, there are really no other rooms booked under that name. He then tells me to book them when they get to the hotel.
Tired from the travels, I go to my room and re-book on Agoda to make sure my colleague has a room for the night. Upon their arrival, I went back down from the room and showed them the booking. They said, "Sorry, there's really no booking under that name". I showed him that I had received a confirmation on my credit card as well as the booking reference. He then proceeded to process the booking. This was at 11pm. I then asked them if everything is clear, hoping to rest without worry and he said "Yes". I go to my room irritated and tired. The same guy then calls 45minutes later to tell me he cant process the booking after he told me its okay. I'm angry at this point. I told him to please contact agoda. He then comes to my room at 1am AND RINGS THE DOORBELL! Leaves a letter below my door and leaves. At 130am I get a call once again. I then ask if we can settle all of this tomorrow morning and then he say okay.
That morning I find out that they had found his booking but in Kanji. The guy is clearly a filipino. Why would his booking be in Japanese? Aside from that I also find out that my other 2 colleagues were placed in a single room when it should have been a twin room (They change the rooms telling them the twin room is cheaper but we cannot refund you).
My room as well was old and reeks of cigarettes when it should have been a non-smoking room. Iâm too tired to argue. I write this warning future guests of the troubles they may face. There are many other hotels around the area. Avoid the trouble and the possible asthma attack.

Hotel is very close to Osaka and Umeda Stations. No issue for transportation and food. There's also some shopping centers and many restaurants and shops along the street. The room is really too small for three beds. We can only open our suitcase on the bed and have to walk like crabs. Buffet breakfast is great and service is excellent. Will consider to stay again.

Stayed in this hotel for 2 nights. The bedroom is okay but too small. The location is really strategic, just a few step from the Limousine bus stop from Kansai/Itami Airport and also very near to Umeda/Osaka station. There's also some shopping center and many restaurants and shops along the street.

I took two rooms with connecting door for family of 6 persons.
Good:
1. Service and housekeeping is good and efficient.
2. Location is superb. Walking distance to Osaka Station, Airport Bus limousine, shopping centers and eatery.
Negative:
1. The rooms were overly packed. It can be improved by removing redundant design and furniture.
2. Ill-considerate in terms of safety and space. The room were meant for 4 adults but only one luggage stand provided.
3. The window does not have stopper to limit it's opening angle. It's very wide, and Push-out open type. Prone to accident.
The interior were old with worn out furniture. Buffet Breakfast best with Japanese delicacies, average on international cuisine.
