Overall, this was our least favorite hotel in New Zealand. In terms of the positives, the hotel itself is very nice and they have a great lake front location. We has the suite which was very nice and large with a pool table, kitchen, living room and nice big balcony. When we arrived, we received a nice welcome from the owner.
In terms of the negatives, the rooms were incredibly hot with no air conditioning and only very small fans. Also, since most of the windows/doors have no screens, we couldn't keep enough windows open to make the room comfortable. Second, although the owner was very nice on arrival, the other "hosts" were the least friendly hosts we have encountered at a B&B. No good morning, or any other conversation (or even a smile). While that may seem like a small detail, when staying in a small B&B it is odd to feel totally unwelcome.

I guess most NZ travellers will come to Rotorua to see the geothermal sites and to experience the Maori culture. Well worth it. But be prepared for a near Disney experience also! So enhance your stay by residing at Koura Lodge. This is situated on the edge of Lake Rotorua. The scenery is exquisite. Swimming in the lake and sunbathing on the lawn are in perfect contrast to the sight seeing. Great breakfast. Lovely rooms. Quiet luxury away from the crowds and otherwise Disneyland ambience.

We were greeted at 615 pm after having to phone from the front door to be told that reception closes at 6 and our travel agent should have told us so. Not the greatest start. The room was well appointed but LIPSTICK on a glass in the bathroom is unacceptable. This was rectified straight away but justifies my practise of rewashing all glasses cups etc in rooms before using. Breakfast was excellent outside on the terrace with beautiful view of the lake. Probably the best breakfast we had in the month we spent in NZ. We got good help in finding an evening meal but brutally there is a real shortage of good restaurants in Rotorua we found.

Koura Lodge is first class all the way. The rooms are spacious and beautifully appointed. All rooms have beautiful views of the lake - just steps from our room, as was the hot tub on the lake. Delicious freshly made breakfast. This was a wonderful place to relax in the afternoon after a day of sightseeing. 8 minutes to Eat Street and 5 minutes to Rainbow Springs and Mitai Maori Village. Worth the splurge!

This hotel is conveniently located close to major attractions. It has an awesome view of the lake. Our room was clean, cozy and well maintained. Bathroom amenities include a bathrobe. It is equipped with a towel warmer, kitchen, pool table, dining and living areas. Staff are friendly, warm and hospitable. Linens and towels are fresh. They serve a full breakfast at the main building- excellent food and service. We were delighted to stay here. Awesome!
