We arrived on a hot summer's evening. This motel has no air conditioning but eventually we were loaned a fan.
The hotel advertises itself as having a good view. There is no view.
Rooms are poky and dark.
The location is poor as the Hotel is not close to the lake and it was necessary to take a taxi into town.

We stayed as a family of 5, (3 teens) for 1 night as we travelled the N island. We just needed somewhere functional to sleep and didn't plan to stay in the apartment for long. Our apartment had a twin room, another room with a large bed, (these rooms were upstairs) and a double sofabed downstairs. Bathroom was downstairs also.
The Good Points : The staff were lovely, very accomodating and friendly. The beds were comfortable and they were clean with good quality linen. The kitchenette was functional as was the shower.Parking was good, location was fine, on a main road but no road noise in our apartment. Some shops nearby..bakery, fruit shop etc. Short drive to the lake. It was clean . The apartment was a great size, very spacious.
The Not so good. : The insides are tired. The carpets are old and stained and the furniture was very basic and dated. Sofabed was pretty uncomfortable. With some new carpets and a bit of fresh paint it could be a wonderful place. If you want a luxurious space to spend time in..this probably isnt the right place for you. It has potential.
If you are just looking for functionability in a town where accomodation is expensive ..then this will do the job.
Downmarket Motel

Lake Rotorua Hotel is a low quality motel on Lake Road in Rotorua. It is about five minutes walk to get a view of the lake so the name of the hotel refers more to the road than the body of water. The location is not ideal as it slightly too far for a nice stroll into town.
Service is the best part of the motel. The front desk was more than willing to help out and make suggestions even if local knowledge did not extend to knowing how to pronounce some of the more complex Maori words.
Breakfast was ok but costs extra. There is a breakfast option with bread for toasting, cereal, yoghurt, and fruit as well as additional cost for some cooked selections.
The room was not great at all. It had a funny smell and the decor looked run-down. Sleeping was ok. the beds were comfortable enough. The shower functioned even if it was quite small. The toilet seat was broken. There wasn't really much kitchen space other than a sink.
Considering how thin the walls are it wasn't too noisy. The sound of the main road outside was fairly constant as well as hearing other guests in the pool area but it wasn't as bad for sound as it could have been.
There is a pool and what might be a jacuzzi though is misleadingly described as a spa.
Wifi was fast and effective.
Overall Lake Rotorua Hotel was not great. It is in sore need of renovation and looks much cheaper than it actually is. There are plenty of accommodation options in Rotorua, this one is not ideal.

We stayed for 2 nights and were not overly impressed with the rooms and their amenities. When we walked into our room it smelt heavily of dampness and there was a huge stain on the carpet which I suspect was the culprit. The room had facilities to eat within your room but nowhere to wash the dishes and no detergent! It was extremely humid and warm while we were there and the rooms had no Air Conditioning. We had to ask for a fan! It seems the hotel rooms have not been updated in quite a while. The staff were pleasant and friendly.
Awful and dirty

We were booked in for 3 nights here and stayed only 1 before hightailing it out to another hotel. The exterior of the hotel looks clean and tidy, however walking into the room the dirty stained carpets were striking, and the stains were throughout the living room and bedroom. There were dirt marks down the bathroom walls, stains and marks on the bathroom ceiling, hairs in the sink and on the shower walls, dried urine stains on the toilet floor, sticky marks on a powerpoint, and thick layers of dust all over the window sills and lightfittings above the bed. I ended up walking around in my shoes the whole time because the place just felt so dirty.
The staff member at the front desk was apologetic and stated that the carpets were set for replacement, however reading previous reviews it seems the carpet has needed replacing since before 2015. We were refunded for our second and third nights of our original booking thankfully since it's certainly not the cheapest place in Rotorua.
