Stayed here for 1 night with my wife and kid.
Food- less than average
Rooms - Poor condition . Smelly,unclean.And I am talking about super delux rooms . This is thier highest category. Rooms will not be provided witj towels. I had to ask for it. The towel condition was pathetic.
Pool- Dirty. No proper cleaning.
Property-Nice

Hygiene - Very Bad. Glassss, dishes, floor, chair, table..everything was not clean.
Management - Super Pathetic. It was just not us who found many issues with this hotel but there were lot of other guests who were complaining about other stuff. No one was happy there. Some guests even took youtube videos to capture the fights guests had there with management.
ADVICE 1:
Please avoid booking this hotel until you absolutely have no choice.
ADVICE 2:
Do not book via Agoda.com. Poor communication from agoda.com. Our booking was not confirmed with the hotel and they had already charged me. I was asked by United 21 to come anyways and they will handle agoda.com.

Literally this place has worst room.
I stayed in super deluxe in room 209 or 219.
Marbles have turned itself to black since years, a big whole you can see in bathroom, mattress and bedding are torn out.
Food: I hope chef learns how to make tomato sorbet. My parents ordered it twice and we returned it twice.
If anyone is visiting do take buffet because if you put A-la-cart order still they gonna serve you food from buffet.
Undoubtedly a range of water activities and free fall with zip ride are best things to do.
Probably not for overnight stay.
A picnic place.
Not something unique apart from they are spread widely occupying a lot land without internal or external development.

houses/cottages are well built.
ideal fun-place for big groups.
a 7-d theater in the campus.

The resort was Ok. Food was not that great. Slides were good. Internal 5d movie show was good (don't miss that). Overall Average resort for Day picnic. Rain dance facility is available with DJ. Kid swimming area also there.

We, 5 adults / teenagers stayed at the resort for one night in rooms 207 & 208, during Aug 17.
Good: nestled in the greens of Karnala, this is a nicely built resort & includes a small water park & swimming pool. Great Restaurent with tasty food.
Safety: Very poor safety. The false ceiling of room 208 crashed in the middle of the night, fortunately not over the sleeping children. When we reported this to the front office, they didn't seem to be much bothered & not even an apology was provided. The fan in room 207 made noise during the night disturbing the sleep. When we expressed our concern that it might fall some day, the manager simply called someone on the phone & asked to check (hopefully the same was checked properly), no sorry, no nothing. When we demanded that our complains be documented & proof should be provided to us, the front desk lady simply directed us to the manager, a gentleman with white hair, who simply listened to us & got busy in his cell phone. These guys shall undergo some training in hospitality, in fact they can learn a lot from the canteen staff who were much better. The room entrance (door/ lobby) was dirty with a lot of spider nets everywhere, nobody cleaned them even after requesting. The iron components & slants in the water park are rusted & slippery. Water pressure at some points is very high & can lead to injury. Water nozzle elevations / orientations at some places are very risky, especially with the slippery platform where you have to stand to face these sprays. The management shall look into this please.
Can do better: remove rusted/ broken components in the play area(swings etc.) cleanliness in the rooms & water rides areas, front desk personnel should be trained to be courteous. the aqua disc noise is not necessary, I think. There should be shuttles to / from karnala bird sanctuary, for some who may require. In the name of extra bed, mattress was provided on the floor, a cot shall be provided considering the presence of insects (this is a forest after all & rainy season.
This place has a lot of potential to be a class resort, given the priceless location & the concept with which it was built. Some effort is required.
