Because i got 2 big luggages and need to transit in Tokyo, after my short trip to Takayama, i choose to stay at this hotel. It took around 15-20 minutes to drag my luggages from JR/bus station in Shinjuku. Luckily to go to airport, this hotel got connection with airport limousine bus, just infront of this hotel
The room is small but comfort and will stay here again for short transit

Pros:
(1) One of the designated bus stops of Airport Limousine bus (1230 yen from Haneda airport).
(2) Relatively affordable compared to other hotels near Shinjuku station
(3) Direct underground access from Shinjuku station (15 mins walk).
(4) Straightforward walk on ground level from Shinjuku station (10 mins walk)
(5) Availability of restaurants and 24 hours convenience store
Cons:
(1) Semi double room is extremely small (please be mentally prepared).
(2) Room temperature is centrally managed. It can be very warm and uncomfortable during winter (You can try asking for a fan but it will be noisy).
I booked this hotel mainly because it was my first trip to Japan and it is a designated bus stop of the airport limousine bus. Itâs also slightly cheaper than other nearby hotels at the time of my booking. Now that Iâm quite familiar with the vicinity, I will not return to this hotel for my next trip mainly because the semi double room is really too small for 2 persons and uncomfortable due to the lack of room temperature control.

If we needed not to walk for nearly 15 minutes with our bulky luggageâs from the JR station to the hotel, it would be a perfect place to stay. This hotel was chosen just because there was a stop for airport bus just outside the hotel, however, as our arrival flight was delayed, without ant public transport, we took a taxi there at 30,000Yen. Yet you can take breakfast from one of the 5 restaurants provided.

Good location for sightseeing, transport and nightlife. Room was very small although this was my first time in Tokyo and I did expect a small room. It was also hot/stuffy and the temperature could not be controlled or the windows opened. Breakfast on the 25t floor was good although we had to wait most mornings as there was a queue. Great view from the restaurant and we ate here once with great food and service.

So the Washington hotel is not a bad choice if you are staying for a short stay and you get a good deal.
Some positives: a great breakfast on level 25 - better views and food selection than the annex for westerners. Apparently larger rooms than normal. We had a triple room and it was just enough room for 3 people. Clean and modern hotel with good service.
And now the negatives: there is no cupboards or drawers in the room so you need to hang stuff up on the wall hooks or keep it in your suitcase which is just a pain.
The room was way too hot in the middle of winter. My wife who hates the cold was looking forward to getting outside to the cold each day. The location whilst close to Shinjuku station is too far for anyone who canât walk long distances. A km or more to the Tokyo metro or JR rail stations means 2-2.5 kms of walking added to each journey out and about. The bathrooms again are tiny and feel like a cruise ship bathroom. The triple room we had was next to the lifts and I could hear the lifts going up and down - sounded like the wind whistling and whirling all night.
Tips: take the lift down to B1 for the underground access to Shinjuku station. When returning to Shinjuku station from anywhere on the JR lines take the West exit and follow the signs for the Tokyo government building. Have breakfast on level 25 it has better food choices and better coffee. We had a small wait on 2 occasions but nothing more than 5 minutes and it was a better breakfast than the annex one.
A good stay with small faults.
